A message from Bob

I'm Bob Jennings, but around here most folks know me as Bay Front Bob. I served in the U.S. Navy during the Vietnam era, and I've been selling real estate here in Delaware since 1976. That's 50 years of helping neighbors, families and fellow veterans find their place along the coast.

I was born in Milton and I've lived here my whole life. I know these towns, I know these streets, and I know what it means to give years of your life in service and then want a home you can finally call your own.

If you're a veteran, active-duty service member, or the surviving spouse of one, you may have a home loan benefit you've earned. I want to make sure you understand it, use it well, and never feel rushed or confused along the way. It's what I'd want for my own shipmates.

Why VA loans are worth a close look

The VA home loan program is one of the most valuable benefits available to those who served. Loans are made by private, VA-approved lenders and backed in part by the U.S. Department of Veterans Affairs.

  • No down payment in many cases. Eligible borrowers can often buy with $0 down, depending on the loan amount and their entitlement.
  • No monthly PMI. Most conventional loans with a small down payment require mortgage insurance. VA loans do not, which can mean real monthly savings.
  • Competitive interest rates. Because the VA backs a portion of the loan, rates are often competitive compared with other loan types.
  • Flexible qualifying guidelines. Lenders may be able to work with a wider range of credit and income situations than on some other loans.
  • Limits on certain closing costs. The VA restricts some fees a veteran can be charged.

A note on the VA funding fee

Most VA loans carry a one-time VA funding fee. It helps keep the program running for future generations of veterans. The amount depends on things like your down payment, whether it's your first time using the benefit, and the type of loan. It can usually be financed into the loan rather than paid at closing.

Many veterans are exempt. Veterans receiving VA compensation for a service-connected disability, and certain surviving spouses, are generally exempt from the funding fee. If you have a disability rating, ask your lender to confirm your exemption status early in the process.

Every situation is different. Eligibility, entitlement, fees and rates depend on your service record, your finances and the lender. Please talk with a VA-approved lender for details specific to you. I'm happy to introduce you to lenders I trust.

Veterans & VA loans: quick FAQ

Who is eligible for a VA loan?

Eligibility generally depends on length and type of service, and discharge status. Veterans, many active-duty members, members of the National Guard and Reserves, and some surviving spouses may qualify. Your Certificate of Eligibility (COE) confirms it, and a VA-approved lender can help you get one.

Do I really need no down payment?

In many cases, eligible borrowers can buy with no down payment. Depending on your remaining entitlement and the loan amount, a down payment may sometimes be needed. Your lender can tell you exactly where you stand.

Is there mortgage insurance on a VA loan?

No monthly PMI. There is typically a one-time VA funding fee, which many disabled veterans are exempt from.

Can I use my VA loan more than once?

Yes. The benefit can often be used again, and in some cases you may be able to use it while you still have a VA loan, depending on your remaining entitlement. Ask your lender about your options.

Can I use a VA loan for a condo or vacation home?

VA loans are meant for a primary residence you plan to occupy, so they're generally not used for pure vacation or investment properties. Condos may need to be in a VA-approved project. I can help you find homes that fit the rules.

Are VA loans good for sellers' offers?

Absolutely. VA-financed offers are common and well respected. With the right agent guiding the appraisal and timeline, they work just as well as any other offer.

Where do I start?

Give me a call. I'll listen first, answer your questions, and point you to a VA-approved lender when you're ready.
