"Selling Your Delaware Home for Top Dollar"

I've been selling homes in southern Delaware since 1976, and my goal for every seller is the same: sold fast and for top dollar. That doesn't happen by luck. It happens when pricing, preparation and marketing all work together. Here's how I approach it.

Price it right from day one

Pricing is the most important decision you'll make. Overprice a home and it sits, and a stale listing invites low offers. Price it where the market says it belongs and you create interest and sometimes competition.

I base pricing on recent comparable sales, current competition and the condition of your home, plus 50 years of knowing how these neighborhoods behave. You can also start with my home valuation tool for a quick look, then we'll talk through the real numbers together. I won't flatter you with a high number just to win the listing.

Prepare the home, not just the paperwork

First impressions count. Start with a good cleaning, decluttering and small repairs. Fresh paint in neutral colors, working lights, and tidy landscaping go a long way. Buyers walk in and decide quickly whether a home feels cared for.

Fix the things an inspector will notice anyway. Leaky faucets, loose handrails and sticky doors send buyers a message. If a larger repair is needed, we can talk about whether to fix it first or price around it.

Show it at its best

Photography and presentation matter, because most buyers see your home online before they see it in person. Good light, clean rooms and honest, well-framed photos help your listing stand out. For coastal homes, highlight what buyers are dreaming about: the porch, the view, the proximity to the beach, the outdoor spaces.

I market your home widely so that the right buyer finds it, whether they're local or relocating from out of town.

Timing: think seasons, but don't overthink it

Coastal markets often feel busier in warmer months, when buyers are visiting the shore and imagining life here. But serious buyers shop all year, and fewer competing listings in off-season months can help your home stand out. The best time to sell is often when your own plans are ready and your home is in great shape.

I'll tell you honestly what I'm seeing in your town, whether that's Rehoboth Beach, Lewes, Bethany Beach, Millsboro or somewhere else along the coast.

Negotiate with the whole offer in mind

Price is only one piece of an offer. Look at the financing, the deposit, the timeline, and the contingencies. A slightly lower offer that's well-financed and flexible can beat a higher one that falls apart. I'll help you compare offers clearly and negotiate firmly on your behalf.

VA-financed offers are common and perfectly strong when handled well. If you're a veteran yourself, my veterans page explains more.

Inspections, appraisals and closing

After you accept an offer, expect a buyer inspection and an appraisal. Inspections often lead to requests for repairs or credits, and I'll help you respond sensibly. If an appraisal comes in low, we'll talk through your options.

Delaware closings typically involve an attorney. Ask early about costs and fees that apply to sellers, and talk with your attorney and accountant about your specific situation, including taxes.

What about the next move?

Selling is often step one of something else. Maybe you're downsizing, moving closer to family or buying again. If you're buying your next home, we can coordinate both sides so the timing works. If you're curious about the other end of the process, read my first-time buyer roadmap or my relocating guide.

Bob's promise to sellers

I believe in premium value, not discounting. That means I'll work hard to show buyers why your home is worth what it's worth, and I'll be honest with you about the market along the way. If the market is telling us something, I'll say it plainly, and we'll adjust the plan together.

You'll always talk to me directly, not an assistant or a rotating team. That's how I've done business for 50 years, and it's why so many of my clients become friends. Whenever you're ready, call me and we'll walk through your home together. I'll tell you what buyers will love, what might give them pause, and what is worth doing before you list. Then we'll build a plan that fits your timeline, your budget and your peace of mind, so the whole process feels manageable from the first conversation to the day you hand over the keys.

Before you list, make sure you've done this

  • Reviewed recent comparable sales with your agent.
  • Decluttered, cleaned and handled the small repairs.
  • Gathered documents like HOA info, warranties and utility costs.
  • Planned for flexible showing times.
  • Talked with an attorney and accountant about closing and taxes.

This guide is general information, not legal, tax or financial advice. Please confirm the details of your sale with your attorney and accountant.

Frequently asked questions

How do I know what my home is worth?

Start with recent comparable sales and the current competition. You can try my online home valuation tool, and then I'll give you a local, personal opinion.

Should I fix things before I sell?

Handle the small repairs and anything an inspector will clearly flag. For bigger projects, we'll talk about whether fixing first or pricing around them makes more sense.

Does my home sell faster in summer?

Coastal markets often feel busier in warmer months, but serious buyers shop year-round. The right price and condition matter more than the calendar.

Do I need an attorney to sell?

Delaware closings typically involve an attorney. Ask about timing and fees early, and confirm the details with your own attorney.
